Rosedale Now: The Journey of Azusa’s Premiere Master-Planned Community

Rosedale, a 1,250-home master-planned community in Azusa, has overcome significant obstacles to become a place people are proud to call home. Today, Rosedale is a top-selling new home community in the greater Los Angeles region, adding to Azusa’s tax base and beautifying the city, and bringing new jobs and residents to the area.

Before Rosedale re-launched under new ownership in 2010, the development was at a standstill — acres of weeds filled the landscape, early residents were surrounded by faded signage covered with graffiti, a recreation center was halted midway in 2008, and homeowners were disheartened by the appearance of their community and their properties’ lower valuations.

Since acquiring the property, Rosedale Land Partners has made significant improvements, including the removal of faded and damaged signs, fences and weeds; the completion of new parks; new streets including Palm Drive; parkway and slope landscaping improvements; and beautiful entry monuments.

A burgeoning master-planned community today, Rosedale traveled a demanding, thoughtfully constructed road to recovery. Here’s a detailed look at the community’s journey and accomplishments:

  • October 2010 – Upon acquiring the property, Rosedale Land Partners holds town hall meetings with homeowners angry and disappointed by the property’s disrepair. As a result of those meetings, Rosedale Land Partners cleans up and improves the property, and asks residents to help them understand Rosedale’s appeal so it can be remarketed and become successful once again.
  • May 2011 – Construction of the long-promised community recreation facility, The Resort, and public areas is completed in time for summer.
  • June 2011 – New model homes are completed, and a re-grand opening for six new neighborhoods is held.
  • October 2011- Palm Drive, the major community entry, completed. Also, two additional neighborhoods celebrate grand openings, bringing the total to eight. New home offerings expand to include single-family detached and attached homes, allowing for a wider variety of income levels to buy at Rosedale.
  • December 2011 – Rosedale celebrates first community holiday party with homeowners, who bring donations for Rosedale’s community partner, The City of Hope Research Hospital.
  • June 2012 – Three new parks are completed, bringing the total to five.
  • July 2012 – Grand opening of Rosedale’s ninth neighborhood.
  • July 2012 – One-year anniversary celebration of Rosedale since the re-grand opening.

In the past 12 months, Rosedale has become home to more than 250 new families.
